Arlington is One of the Hardest Working Cities in America!

We all know everything is bigger in Texas and that includes our work ethic according to website Movoto.

According to Movoto’s research, five of the 10 Hardest working cities are in the Lone Star State. Arlington Texas was rated as the 2nd Hardest Working City followed by Fort Worth at #3, Austin at #4, Dallas at 7 and Houston was #10.

Here is the list of the 10 Hardest Working Cities:

  1. Seattle
  2. Arlington, Texas
  3. Fort Worth, Texas
  4. Austin, Texas
  5. San Jose, Calif.
  6. San Francisco
  7. Dallas
  8. Virginia Beach, Va.
  9. Washington, D.C.
  10. Houston

To determine the top 10, Movoto looked at America’s 50 most populous cities and ranked them in order of how their residents worked.  Researchers looked at the unemployment rate, the number of hours worked per week, employed workers per household, commute time, number of volunteer hours, cost of living and lack of sleep.

Here are some of the highest-ranking city in each analyzed category:

  • Longest work week: Houston — 37.6 hours per week (based on a full-time work week of more than 35 hours)
  • Lowest unemployment rate: Seattle — 4 percent
  • Longest commute time: Chicago — 33.7 minutes each way
  • Most workers per household: New York — 2.4 workers
  • Most volunteer hours outside of work: Oklahoma City — 76.6 hours per person per year
  • Highest number of nights without adequate sleep: Columbus, Ohio — 9.7 nights per month
  • Highest cost of living: San Francisco

Out of the 50 cities analyzed Texas and California had the most high ranking cities.  Keep up the good work Arlington!

Arlington Texas Gets Our First Link to Mass Transit

Starting August 19th, Arlington will begin our first link to metro area mass transit.  MetroArlingtonExpress a.k.a. MAX will run between College Park Center at UT Arlington (convenient to UTA and Downtown Arlington) and Trinity Railway Express (TRE) CentrePort/DFW Airport Station.  TRE connects to Fort Worth “the T” transportation and the Dallas “Dart” system.  MAX will run Monday through Friday about 6 am to 10 pm.  Oh, parking is free at College Park parking garage and you can take your bike on MAX. What is a Short Sale

Are you facing foreclosure? Some people are tempted to stay in your home until the bank forecloses and you are evicted from your home.  We think that’s a Bad Idea and don’t recommend that route.  A much more graceful exit is a short sale. A Short Sales is an agreement between you and your mortgage lender to sell your home for less than you owe.  There’s no guarantee that your lender will let you avoid foreclosure with a short sale, government regulations are aimed at encouraging lenders to do so.

Short Sales Get Government Incentives
Short sales aren’t hassle-free, however you’ve got the government backing you. The Home Affordable Foreclosure Alternatives (HAFA) program provides financial incentives for lenders and borrowers to avoid foreclosure through short sales.  It’s geared to homeowners who can’t keep their home with the help of a loan modification.

Advantages of a Short Sale Process
You can:

Be a homeowner again more quickly with a short sale in your past than with a foreclosure. Fannie Mae guidelines help you qualify for a new mortgage in as little as two years after a short sale, as opposed to up to seven years after a foreclosure.

      Have more time to make relocation plans and save money than with a deed in lieu. A short sale may take four to 12 months. A deed in lieu of foreclosure arrangement typically requires you vacate your home within 30 to 60 days of signing, according to real estate attorney Lance Churchill.

          Receive up to $3,000 from your lender for moving expenses at the time of closing of a HAFA short sale or a HAFA deed in lieu of foreclosure. Relocation funds are part of the incentives of HAFA, but not necessarily for other short sale or deed in lieu programs of the lenders.

              Help your community’s home values. Because the lender often receives a higher amount of the remaining loan balance than it would from the sale of a home after a foreclosure, short sales help support home values in the surrounding community.

                Disadvantages of a Short Sale

                  Your credit score will take a severe hit. But that would happen anyway with a foreclosure. Fair Isaac, creator of the FICO score, says foreclosure and short sales have virtually identical impacts on your credit score. VantageScore, a company that has created a credit score model for consumers, says a short sale will lead to only a marginally lighter hit when compared with foreclosure.

                  Dallas/Fort Worth This Month in Real Estate Mid Year Home Sales

                  Texas’ oldest and largest 4th of July Parade

                   

                  Texas’ oldest and largest 4th of July parades happens to be right here in Arlington Texas.  This year’s Arlington July 4th parade is the 46th annual and the theme is “Emblems of the Land I Love.”   The parade generally consist of 150 entries including all of the Arlington High School Bands.

                  The grand marshals of this years parade are University of Texas at Arlington President Vistasp Karbhari, Tarrant County College Southeast Campus President Bill Coppola and Arlington school district Superintendent Marcelo Cavazos.
